FAQ

Common questions

What is private money lending?
Financing from individuals or non-bank companies, usually secured by real estate. Lenders underwrite mainly the property and the deal (value, ARV, exit plan) rather than your W-2 income. That makes it faster and more flexible than a bank, but more expensive.
How much do hard money loans cost?
Published fix-and-flip programs in 2025–2026 typically start around 8.5–9% and commonly run 9–13% interest-only, plus 1–3 origination points, on 6–24 month terms. Use our loan cost calculator to see the all-in cost for your hold period.
Can I get a private money loan with bad credit or no experience?
Often, yes, at lower leverage and higher pricing. Many lenders set minimum scores around 600–680 and cut leverage for first-time investors. A strong deal (big spread between price and ARV) and cash reserves matter more than with banks.
Do I need an LLC?
Most investor lenders prefer or require a business entity (LLC or corporation), with a personal guarantee from the owners. These are business-purpose loans; owner-occupied homes are not eligible.
Is Private.Money a lender? Does it cost anything?
No and no. We are an independent publication and referral service. We don't make loans, set rates or charge borrowers. We may be compensated by lenders or advertisers, and that never changes the calculators or guides. See our disclosures.
How do I invest as a private lender?
Through direct notes secured by a first lien, fractional note platforms, or private-credit and mortgage funds. Each carries credit, liquidity and fraud risk. Start with our private lender guide and the due-diligence checklist.
